Our limits

Work We Turn Down

We don't take every call. If your door was built before 1955, we're probably not the right shop - this area's housing mostly went up between 1955 and 2004, with the bulk from the 1960s and 70s, and that's the hardware we stock and know cold.

Outdated parts we skip

Anything older than that uses parts and mounting styles we don't carry on the truck, and we'd rather send you to someone who does than guess. We also won't patch a single broken spring on a double door and call it done.

Half-fix spring repairs

If one torsion spring has given out, the other one is close behind, and selling you a half-fix just means a second service call in a few months. We'll tell you that up front even if it costs us the smaller job.

Service radius limits

We don't do new construction installs tied to a builder's schedule, and we don't drive out past roughly 20 miles from Apple Valley for a standard repair call - past that radius, response time stops being honest, so we'd rather say no than promise something we can't hold to. If your opener is a flush-mount model from a brand that stopped making parts years back, we'll say so instead of charging you for a repair that won't hold.

Our services

The Work We Take On

Most of what we see fits the age of the neighborhood: torsion and extension springs sized for doors installed when this area was built out in the 60s and 70s, openers that have aged past their chain or belt life, and tracks that have gone out of alignment from years of Minnesota freeze-thaw cycles.

Cold-season binding rollers

The cold band this region sits in means lubricant gums up, metal contracts, and rollers that were fine in September bind up hard by January - that's a big share of our winter calls. We replace broken springs and cables, swap out dead openers, square up bent tracks, and fix panels that have taken a hit from a car bumper or a chunk of ice.

Garage doors only

We work on garage doors specifically - not entry doors, not fencing, not general handyman jobs. If your door still has life in it, we'll tell you to fix it rather than push a full replacement; if the opener is older than the housing stock on your street, we'll say that too.

Pricing for quality buyers

Given the median household income here runs close to $97,784, we see a fair number of owners who want the door fixed right the first time rather than cheapest - we price jobs to match that, not to pad them.

Where We Work

We're based at 14800 Galaxie Ave in Apple Valley, and most of our calls stay inside the ring of communities around it. That includes Coates about 8 miles out, Inver Grove Heights and Credit River around 9 and 10 miles, Richfield and Mendota Heights at 10 miles, and St. Paul Park and West St. Paul around 12 miles.

Further out we still cover South St. Paul and Vermillion near 13 miles, Newport at 13, Hampton and Elko New Market around 14, and Jackson at 16. Falcon Heights and Hastings sit close to 17 miles, with Randolph, Golden Valley, Northfield, Roseville, Chanhassen, and St. Anthony stretching out toward the 18-to-20-mile edge of where we'll drive for a standard repair.

Across that whole area there are roughly 112,625 households and about 50,541 owner-occupied houses - a lot of garages, a lot of doors from the same handful of decades, and a lot of the same handful of failures. That's the area we know, and it's the area we stick to.

Questions

Common questions

Do you work on garage doors outside Apple Valley itself?

Yes, within reason. We regularly run calls out to places like Inver Grove Heights, Richfield, and Hastings, and we'll cover towns up to around 20 miles out, including Northfield and Chanhassen. Past that distance, response time stops being realistic, so we'd rather be upfront than promise a window we can't hit.

Why does my spring keep breaking every few years?

If your house dates to the 1960s or 70s, like most of this area, the original torsion hardware was sized for the door weight at the time, not for a newer insulated replacement door. A mismatch between spring size and door weight will keep shortening the life of every spring you put in until the set is re-sized correctly.

Will you just fix the one spring that broke?

No, and we'll explain why on the call. When one torsion spring on a double door fails, the other is usually near the end of its life too. Replacing both at once costs less than two separate service calls, and it avoids a second failure a few months later.

Do you install garage doors on new construction?

We don't take on new-build installs tied to a builder's timeline. Our work is repair and replacement on existing houses, mostly the 1955-2004 stock that fills this part of the south metro.
